Commercial property insurance protects the physical assets your operation depends on: the building you own or improve, the equipment and inventory inside it, and the revenue those assets produce. In Florida the analysis cannot stop at the building limit, because wind deductibles, named-storm provisions, and flood exclusions determine what you actually recover after a catastrophe.

Valuation is where property programs most often disappoint. A limit set years ago and never revisited will not rebuild at today's construction costs, and coinsurance penalties reduce a partial-loss payment precisely when cash is tight. The items below describe how this line generally behaves. Actual coverage is determined solely by the policy as issued, including its endorsements, exclusions, and limits.

  • Buildings and structures

    Owned buildings, permanently installed fixtures, outdoor signage, and structures such as fencing and canopies where scheduled.

  • Business personal property

    Equipment, furniture, inventory, stock, and tools, including property of others in your care where covered.

  • Tenant improvements and betterments

    Buildout you paid for in leased space, which your landlord's policy does not insure on your behalf.

  • Business income and extra expense

    Lost net income plus continuing expenses during the restoration period, and the added costs of operating from a temporary location.

  • Equipment breakdown

    Mechanical and electrical failure of HVAC, refrigeration, and production equipment, which standard property forms exclude.

  • Wind, hail, and named storm

    Separate percentage deductibles and sublimits that in Florida frequently represent the largest retained exposure in the program.

Details that change how this policy performs

Replacement cost versus actual cash value

Actual cash value settlements deduct depreciation and rarely fund a rebuild. Replacement cost costs more in premium and is usually the difference between recovering and closing.

Coinsurance and agreed value

Insuring to a percentage of value is a condition, not a suggestion. An agreed value endorsement removes the coinsurance penalty when limits are properly supported.

Flood is separate

Standard property forms exclude flood. Coverage comes through the NFIP or the private market, and the distinction between wind-driven rain and rising water is frequently litigated.

Business income worksheets

Business income limits should be built from a worksheet reflecting your actual revenue and a realistic restoration period, not selected as a round number.
